Key features The house is ideal for extended families. There is a large kitchen, with 2 Asko pro series combination ovens, one steam and convection, the other microwave and convection. There is a Siemen's 5 hob induction cooktop, Miele dishwasher and a 719L fridge. The master bedroom overlooks the pool and from the other side of the room looks towards Mac's. It has an en-suite with double shower and a northerly aspect. The other three bedrooms have either morning or afternoon sun, views over Copa and Mac's beach and share a separate toilet and shower. The private house and pool provide a sanctuary where you may unwind and enjoy the family. It is close enough to easily stroll to the local village and enjoy the cafes. In fact, you may easily leave the car locked for your stay and walk to the beach, lagoon and village.
Configuration The house is over three distinct levels, with the main entry on the middle level consisting of the games room (with pool table and piano), kitchen and living areas that communicate with the pool, spa and outdoor entertaining areas (one covered), main bathroom and the dining room with a solid Jarrah slab dining table that seats 10. Upstairs you will find the main bedroom with en-suite and downstairs the other three bedrooms which share a separate toilet and shower.
Internet/WiFi access This property provides complimentary WIFI and a password will be provided in your email with all necessary access details or will be available at the property. Please note, however that neither the agency nor the owner can guarantee 100% that the WIFI will work, and no compensation will be payable if problematic. If important, please therefore always have a back-up plan.
Special information The property also offers X-Box and Play station 3 consoles, DVD's, board games and books to keep the family amused.
Heating and cooling Panorama@Copacabana has air conditioning along with ceiling fans and has been cleverly designed to catch the breeze when you open the louvres and doors during summer and also has. In the winter the combustion fire will keep you warm and cosy.
Supplies & Guest Amenities Upon arrival you will find individually sealed coffee, tea, milk, sugar/sweetener, salt/pepper and biscuits. Furthermore, tea towels, dishwashing liquid/tablets, sponge/wipe, paper towels and bin liners as well as toilet paper, soap, shampoo, conditioner and shower gel. The house also provides cling wrap, aluminium foil and baking paper together with basic cleaning supplies such as Spray & Wipe, Glass/Mould/Toilet/BBQ Cleaner and a vacuum cleaner, mop/bucket, dustpan/brush and long-handled broom. All supplies & guest amenities are starter packs, usually sufficient for a weekend; if you are planning to stay longer, please BYO.
Linen Covered doonas and pillows are provided. Linen is not supplied for this property. For your convenience three different linen packs from $15/guest - all including sheets and pillow slips for the beds, bath towels for the guests and face washers/bath mats/hand towels for the bathrooms - can be purchased directly through us. Please remember to bring your own beach towels.
House Rules This property is let for holiday purposes only - each booking requires a Guest Registration Form, photo ID, refundable security bond (due two days prior to arrival and payable directly to us) and is subject to our Terms and Conditions. STRICTLY no parties or large gatherings, no bucks or hens and no smoking!

Outdoors Sit on the deck, or relax in the spa and watch your teenage kids surfing and enjoying the beach, whilst enjoying a quiet drink. The kids can play in the pool's refreshing mineral water, not salt or chlorine after a morning in the surf, where there is a covered area that protects you from the sun, with a family Weber BBQ and 10 seat solid Oregon table.
Parking There is parking for up to three cars on the driveway.
Refundable Security Deposit (Bond) The refundable security deposit is due two days prior to arrival and will be refunded after check out providing there are no bond issues.
Minimum stay/Stays with 14+ days There is a minimum two-night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and five or seven-night blocks during peak season. Bookings with 14+ days double the admin fee and include a mid-stay clean.
Check In/Out Check out is strictly 10:00 AM and check in from 2:30 PM unless an early check in and/or late check out has been booked prior to arrival and was confirmed in writing by us. If you wish to arrange a check in on a Sunday, the directly payable admin fee to us will increase by 1.5x. We also do not generally schedule arrivals on the Christmas, Boxing, and New Year's Day or Easter public holidays, however if travelling arrangements require a check in on these days, please contact our office and we will check if we have cleaning staff available. Please note that in case we arrange a check in on a public holiday, the directly payable admin fee to us will increase by 2.5x. Please also note our properties have designated changeover days during the peak season to make the cleaning rosters manageable.

★★★★★The photos of this place honestly don't do it justice - It's one of the few properties I've stayed in where I can say it's better in person. The open-planned spaces are stunning, with an interconnected kitchen, dining and living room that can have massive doors opened to be extended out to both balconies and the outside spaces. There's plenty of room both indoors and outdoors, and the 6 of us that stayed could barely fill any area. The separate living and games room would be great for families with kids as well, and the jacuzzi is an awesome addition for the cooler days/nights. In fact, this place is proberbly a great stay even in the colder seasons, especially with the addition of the fireplace. It's a place that wouldn't make it feel like you were wasting a holiday by just lounging around and having fun within it. The views are simply amazing. The property is perched on top of a steep decline and the house/balcony extends out further than the neighbours, giving more than 180 degrees of views (from the cliffs both left and right, beach, and even including the lake that extends inland). Copacabana is a nice, semi-isolated part south of the Central Coast. The beach is nice if a bit surfy, the long stretch of rocks underneath the cliff face are fantastic to walk along, and it's close enough for easy trips up to Terrigal where there's much more people, food and shops about. It is one of the more expensive properties but it lives up to it. Keep in mind the additional admin fee not included in the total AirBnB price (we had missed it in the description so were a bit blind sighted by it) but we all felt it still great value for us, especially when seeing it in person. Minor nitpicks of the master room is that the king bed is actually two single mattresses pushed together, and there's a large window without any blinds which means the room will be full of light by sunrise. Some dishes/utensils needed another clean before use, although that's more of a comment on the previous guests before us. All in all it was a fantastic stay that was well worth it, with Jess being ever-helpful in any questions or concerns we brought her way, and we would absolutely recommend it.
